Mueller's row home and single-family segments moved in opposite directions in July, and the contrast is one of the sharpest Mueller Residential Group has tracked this year.

Row homes gained ground on speed and pricing recovery, while single-family homes reaffirmed their position as the neighborhood's most consistently in-demand product.

The tripling of closed sales year-over-year is directly tied to affordability. A number of row home sellers adjusted pricing to move inventory in July, and buyers responded in kind. That dynamic also explains why row home price per square foot continues to trail single-family pricing - the segment's recovery is being driven by value-conscious demand rather than broad price appreciation.

A drop to 35 days on market is the most telling metric in this month's data. Combined with a 96.9% close-to-list ratio, it indicates a segment that is both moving faster and holding reasonably firm on pricing, even as buyers negotiate meaningful concessions along the way.

The median home age of 10 years reflects a balanced mix of newer and older row home inventory selling in July, suggesting demand is distributed across the neighborhood rather than concentrated in any single phase of Mueller's development.

Price per square foot reached $495.47, roughly $100 higher than the row home segment. That premium reflects sustained, durable demand for yard homes - demand that has held steady even through a broader market that has been slower over the past several years.

Two Segments, Two Trajectories

July's data draws a clean line between Mueller's two housing types. Row homes are recovering on speed and price after a period of oversupply, aided by sellers willing to price for the market. Single-family homes, meanwhile, have simply never stopped being in demand, and July's over-asking closings reinforce that this segment continues to operate under its own set of rules.

For Buyers:

Row home buyers should note that 35 days on market and a 96.9% close-to-list ratio point to a segment with less room to negotiate than it had earlier this year. Single-family buyers should be prepared to act quickly and competitively, given the limited number of closings and a close-to-list ratio above 100%.

For Sellers:
