Mueller Market Update - April 2026

Mueller Residential Group's April 2026 market analysis is here - and the data reflects a neighborhood continuing to hold its ground in an evolving market. The full video breakdown is available on the MRG Mueller Market Update Playlist on YouTube. What follows is a detailed summary of what the numbers show for both the single-family and townhome segments.

Mueller's April data points to sustained demand - not a market in retreat.

Single-Family Market - April 2026

Mueller's single-family segment posted a strong April, with the median sale price reaching $914,000 - a 7.3% increase year-over-year. The median price per square foot climbed to $464, up nearly 6% compared to the same period last year. Eight homes sold during the month, with a median year built of 17 years, reflecting the established character of the neighborhood's legacy stock.

The close-to-list price ratio came in at 97.5%, indicating that buyers are transacting near asking prices and sellers who price accurately are finding ready demand. What is particularly notable is the sustained stability of price per square foot in Mueller's single-family segment over the post-pandemic correction period - a consistent signal of long-term market health.

Townhome Market - April 2026

Mueller's townhome segment delivered a more layered picture in April. The median sale price was $765,000, representing a modest 1.6% decline year-over-year. The median price per square foot was approximately $399, which is slightly lower than a year prior but consistent with the pricing range observed throughout the past 12 months.

The most significant data point in the townhome segment is transaction volume: seven sales, a 16% year-over-year increase. That figure speaks directly to buyer interest in Mueller townhome living. The median year built of 9 years reflects active participation from newer row homes in recently developed sections of the neighborhood, broadening the buyer pool and diversifying the product mix in this segment.

Seven townhome sales - 16% more than last April. Demand in Mueller is measurable and growing.

Market Conditions and Strategic Takeaways

For Sellers

Mueller remains a buyer's market in structural terms, but sellers who approach the listing process strategically are moving product. The consistent theme across both segments is this: move-in ready homes priced to reflect current conditions are transacting. Properties that require projects or are positioned above market value are not generating offers. Condition, pricing discipline, and professional marketing are the three levers sellers can control - and in this market, all three matter.

For Buyers

The April data provides buyers with meaningful context. Single-family inventory in Mueller remains tight, and the year-over-year price appreciation in that segment signals that waiting is not cost-free. Townhome volume growth confirms that buyers are active and that the neighborhood continues to attract consistent demand.
