Townhomes and Row Homes

One Mueller townhome closed in August 2026, selling in 8 days at 99% of list price. Townhome inventory declined almost 20% year over year, and approximately 10 townhomes and row homes were listed during the month as new construction entered and exited the market. That rotation of new-build inventory continues to give buyers fresh choices, making current conditions favorable for townhome purchasers.

Single-Family Homes

Active single-family listings in Mueller dropped 50% year over year in August 2026. Four single-family homes closed with 11 days on market and a close-to-list price ratio near 100%. A seasonal slowdown is typical in early fall, though a reduction of this size stands out.

Buyer activity remains concentrated. The team reports seeing many of the same prospective buyers at multiple Mueller showings, a sign of a qualified pool competing for a limited number of homes.

Mueller Versus the Broader Austin Market
