August 2025 Mueller Market Update

Single-Family Homes: Prices Down, Buyers Shopping Smart

In August, Mueller’s median single-family home price came in at $950,000, down 28% year over year. That’s a significant shift - just a month earlier, July’s median was $925,000, down 5.9% from the previous year.

Sales activity showed some life with five single-family closings, an increase from the same time last year. Inventory sat at 12 active listings and about four months of supply, a level that gives buyers more room to negotiate but doesn’t spell doom for sellers.

Some quick numbers worth noting:

  • Price per square foot: $425

  • Typical home size: ~2,300 sq ft

  • Median year built: 2007 (many are original Mueller homes)

  • Close-to-list ratio: 93% - meaning most sellers adjusted pricing to meet the market

Bottom line - buyers have leverage, but well-prepped and properly priced homes still sell.


Row Homes: Demand Steady but Pricing Matters

Row homes also moved this month. The median price was $765,000 (combining new builds and resales), with an average $407 per square foot and 3.6 months of inventory. Like single-family homes, there were 12 active row home listings and five closed sales.

It’s important to break down new builds vs. resale:

  • New builds trend slightly higher in finishes and price per square foot.

  • Resales averaged closer to $395/sq ft and tended to take longer to sell.

If you’re selling a row home, keep in mind that new construction nearby sets buyer expectations for style and condition. Outdated finishes or deferred maintenance can make your home feel less competitive.


Why Sellers Should Care

With buyers seeing more options than in previous years, presentation and pricing are everything. Today’s shoppers want move-in ready homes and aren’t afraid to compare yours against the competition.

Before listing, consider:

  • Handling small repairs and updates.

  • Refreshing paint or flooring if worn.

  • Pricing strategically to avoid sitting stale on the market.

Even in a softer market, you can win buyers’ attention - but it takes thoughtful prep and market-aware pricing.
