Townhomes: Still Searching for Momentum
Row homes continue to experience a quieter market. With only two sales over the past couple of months, pricing data is thin, making it harder for sellers to pinpoint where the market truly sits. October posted an average of $405 per square foot, while the median price reached $695K - a number based on a single transaction, so it shouldn’t be taken as a broad benchmark.
Inventory tells the fuller story: row homes are now at 4.6 months, up from 3.7 in September. Buyers have more options than usual, and many row-home listings aren’t aligned with current pricing expectations. Sellers preparing to list should prioritize accurate pricing, updated presentation, and strong readiness - great marketing can only go so far if the home isn’t priced correctly.
Single-Family Homes: Strong and Steady
Meanwhile, single-family homes continue to perform exceptionally well. Average days on market came in at just 16, outpacing the greater Austin area. A brief dip in interest rates added some welcome energy to the segment, helping fuel steady activity.
Pricing remains firm, too, with an average of $471 per square foot and six recent sales contributing to a consistent trend. Inventory sits at 3.8 months, keeping single-family homes in a more balanced - and competitive - position compared to row homes.

For row-home owners, the focus should be on preparation and precision. For single-family sellers, the market remains favorable with the right strategy. Either way, clear pricing, thoughtful presentation, and expert guidance make all the difference.
