Mueller Market Update - September 2026
Mueller home prices held firm in September 2026, even with only a handful of homes changing hands. Single-family homes closed at a median of $962,360. Townhome prices climbed 20% year-over-year.
In our latest Mueller Market Update, Kathy Sokolic and I walk through what sits behind those numbers in the Mueller neighborhood of Austin, TX. Small sample sizes can tell a misleading story if you only read the headline figure. So here is what actually happened last month, and what it means if you own a home in Mueller.
September 2026 at a glance:
Five single-family homes closed at a median sold price of $962,360, up slightly from last year, at $454 per square foot. Two townhomes closed at a median of $887,500, up 20% year-over-year, at $392 per square foot.
Mueller Single-Family Homes: One Listing Skewed Days on Market
Single-family homes in Mueller averaged 88 days on market in September. One listing explains most of that number.
A home that closed last month had been on the market for 272 days. It needed some work, and its price never adjusted to reflect its condition. That same home was also older than most in the neighborhood, which pulled the median age of homes sold upward.
Set that outlier aside and the picture looks healthy. Five closings is a solid pace for Mueller coming out of the late-summer slowdown, and $454 per square foot keeps single-family values strong. Mueller buyers will pay for a well-prepared home. They will also wait out one that isn't. If you're weighing what to fix before you list, our post on What Is Make-Ready? covers how we approach getting a home market-ready.
Mueller Townhomes: Newer, Larger Homes Lifted the Median 20%
Only two townhomes closed in Mueller in September, but their median price of $887,500 landed 20% higher than a year ago. Newer construction played a big part, since the median age of those two homes was just 4 years. Both were also on the larger side, and their sellers priced them correctly.
Price per square foot keeps that jump in perspective. At $392 per square foot, these sales came in just under the roughly $400 per square foot Mueller townhomes typically bring. Most of the higher median comes down to size, with buyers paying close to the usual Mueller rate for the space they got.
Townhomes remain one of the most approachable ways into the neighborhood, which is why first-time buyers are loving Mueller townhomes right now.
Q3 2026 in Mueller: Fewer Sales, Higher Prices
Mueller's median price rose 3% year-over-year for the third quarter of 2026, even though closed sales fell 7%.
That pattern lines up with what we're seeing across Austin and nationally, where sales volume has slowed while prices hold. In the City of Austin, September closed sales dropped 12.7% year-over-year while the median price rose 4.2% to $570,958, according to Unlock MLS's September 2026 Central Texas Housing Report. Active listings in the city fell 10.3% over the same stretch.
Inventory in Mueller has started to fall, too. If that trend carries into the fall, sellers who come to market with well-prepared homes will face less competition.
What September's Numbers Mean for Mueller Sellers This Fall
That 272-day listing is the clearest lesson in this month's data. When price and condition don't match, Mueller homes sit. Homes that are prepped and priced for today's buyers are still selling at strong numbers.
Kathy and I have watched this neighborhood's market since 2016, and the homes that sell fastest almost always had the hard decisions made before the sign went up.
