January 2026 Mueller Market Update

Setting a Course for the Year

If you've been watching the Mueller real estate market, you may have noticed something encouraging lately - things are picking up. In our January 2026 Mueller Market Update, we break down the latest numbers for both single-family homes and townhomes (row homes) in the Mueller neighborhood of Austin, TX, and share what these trends mean for buyers and sellers heading into the new year.

๐Ÿก Single-Family Homes: Strong Fundamentals with Limited Inventory

Median Price: Just Over $1 Million

Single-family home prices in Mueller came in at just over $1 million for January 2026. While that may sound like a big jump compared to January 2025, it's important to put it in context. Last January, a smaller square footage home that closed at around $750,000 pulled the median price down. This year's numbers are a more accurate reflection of the broader Mueller single-family market.

Closed Sales & Active Listings

There were 4 closed sales in January 2026, with 7 active listings currently on the market. While 7 actives isn't a large number, it's enough to give buyers some options without overwhelming the market.

Days on Market: 142 - But Here's Why

At first glance, 142 days on market might raise some eyebrows. However, this number was heavily skewed by one specific property that had been lingering on the market due to condition issues - and was not representative of the typical Mueller home. Most well-priced, well-maintained homes in Mueller are moving much faster than this figure suggests.

Inventory: 1.9 Months - A Seller-Friendly Market

With only 1.9 months of inventory, the single-family segment remains a relatively tight market. Historically, 6 months of inventory represents a balanced market, so at 1.9 months, sellers still hold a fair amount of leverage - particularly for move-in ready homes priced correctly.

Price Per Square Foot & Close-to-List Ratio

  • Median price per square foot: ~$437

  • Close-to-original list price ratio: 92%

That 92% close-to-list ratio tells us that buyers are successfully negotiating below asking price. If you're a seller, this is a critical data point - pricing your home accurately from day one is more important than ever. If you're a buyer, there is still room to negotiate, even in a low-inventory environment.

What's Driving the Activity?

Two words: interest rates. Rates have been providing some relief for buyers, and it's showing up in the market data. The pickup in activity that many in the neighborhood have been feeling anecdotally is now being reflected in the numbers.

Median Price: $852,500

The median price for Mueller townhomes came in at $852,500 in January 2026, down slightly from the same time last year. While a modest dip, it's not alarming - and it does signal that buyers in this segment have a bit more pricing power than they did a year ago.

Closed Sales: Only 2

January saw just 2 closed sales in the townhome category. That's down significantly year-over-year, though it is an improvement over December 2025, which saw only one non-market-rate home close. January's numbers, while modest, suggest early signs of momentum.

Active Listings: 17 - A Buyer's Market

This is the big one. There are currently 17 active townhome listings in Mueller, representing 6 months of inventory - a substantial increase year-over-year and a level that officially puts this segment in balanced-to-buyer's market territory.

For buyers, this is genuinely good news. More choices, less pressure, and more room to negotiate.

Days on Market & Price Per Square Foot

  • Days on market: 73 days

  • Price per square foot: $394

  • Median year built: 2018 (reflecting a healthy mix of newer and older sections of Mueller)

Close-to-List Price: 90.5%

The 90.5% close-to-original list price ratio for townhomes tells an important story. Buyers in this segment are getting deals - in some cases meaningful ones. Part of this is due to some row homes being priced slightly above what the market could bear given the level of competition.

What This Means for Townhome Sellers

With 17 active listings competing for a small pool of buyers, condition and pricing are everything. To be the first home off the market, you need to be in the best condition at the best price. Sellers who follow their agent's guidance closely will be well-positioned to navigate this competitive landscape successfully.
