Exterior Home Maintenance in Mueller

Living in Mueller comes with unique perks - and some unique responsibilities - when it comes to exterior home maintenance. Depending on the *type of home you own, certain services are handled by the Mueller Property Owners’ Association (POA), while other tasks fall to the homeowner. Understanding these responsibilities (and the approval process for changes) will save you time, money, and stress.

*Not sure what type of property you own? Give us a call! We can get that figured out in no time.

What the Property Owners Association (POA) Covers

Row Homes

If you own a row home in Mueller, your monthly POA fees cover:

  • Front landscaping maintenance

  • Exterior structural repairs

In the event of an emergency repair, the POA provides an after-hours call service at 512-328-6100.

Garden Homes

For garden homes, the POA takes care of:

  • Maintenance and irrigation of the front garden beds

Everything else, including side and backyard upkeep, is your responsibility as the homeowner.

What Homeowners Are Responsible For

Regardless of whether you own a row home, garden home, or yard home, you’re responsible for most exterior projects and cosmetic upgrades. But here’s the catch: nearly all modifications must align with Mueller’s design guidelines and go through the Mueller Modifications Committee.

How the Modification Process Works

  1. Read the guidelines
First, you’ll want to make sure you’ve created a profile at lifeatmueller.com. Next, you’ll want to review the Mueller Modification Guidelines and the Mueller Design Book to see what requires approval and what’s exempt. If you’re wondering about solar panels, check out the Residential Solar Photovoltaics Guidelines.
If you still have questions, send an email to Mueller Community Life at mueller@coherelife.com.

  2. Submit an application
For projects requiring approval, complete and submit the Mueller Modification Application.

  3. Wait for review
The committee has up to 60 days to review applications, though most decisions come back within 5–14 business days.

Common Exterior Projects in Mueller

  • Roof replacement:
If you’re replacing a roof with the exact same color and material, no approval is needed. Metal roofs, however, do require review.

  • Solar panels & rain harvesting systems:
Both need prior committee approval before installation.

  • Landscaping:
Minor changes may be exempt, but invasive plants are not allowed. Always check the Mueller Plant List to confirm approved species. For most yard homes, landscaping maintenance is entirely the homeowner’s responsibility.

  • Fencing:
Fence styles, materials, and heights are regulated. Chain link, plastic, and vinyl fences are prohibited.

Finding a Contractor in Mueller

If your project isn’t covered by the POA, you’ll need to hire your own contractor. A few local options include:

  • Yelp: Browse top-rated Austin-area home repair contractors.

  • Local businesses: Companies like Marling’s Home and Exteriors specialize in exterior repairs.

  • Handyman services: For smaller jobs, look to providers like Ace Handyman Services or My Austin Handyman.

Why This Matters for Mueller Homeowners

Keeping your home compliant with Mueller’s guidelines isn’t just about following rules - it’s about protecting property values across the community. Whether you’re upgrading your roof, adding solar panels, or simply sprucing up your landscaping, knowing what the POA covers and when you need approval can save you from costly mistakes.
